Change The Look For Cheap
One of the easiest and least expensive ways to change the look of a room in your home is simple.......paint. Paint can drastically change the look of a room and enhance the appearance that you are going for. Don't be afraid to experiment with bold and dramatic colors if that is your preference. There are many renovations that are costly, but if you experiment with paint only to find out you don't like the color or the effect. All you have to do is paint again. May take a little bit of time to have to do over, but in the scheme of being cost effective while accomplishing just the look one is seeking paint may be just the secret ingredient you are looking for so go ahead and splash on some color.

Do You Know The Market Values Of Homes In Your Area
In today's economy it is important to know the market value of your home. Many of us would like to believe that we know what our home is "worth" and many potential sellers know what they want to sell their home for, but in most cases the perception of what a home is worth to the seller is not reality with today's market. Investing in real estate is still a solid long term investment strategy, however, owners need accurate and reliable information at their fingertips to really understand and weather today's market conditions. There are a number of outstanding websites that are free to people to go and receive this type of information. Information truly is power so utilize these tools that are right at your fingertips. We have developed a free website to help you better understand the value of your home and the current market and feel free to use the link below or visit The Guilliams Team website for additional information.

What kind of Flooring for my Home?
Carefully consider the type of flooring you select for each room in your home. Make choices based on room size, traffic, health concerns and value. Certain flooring choices can increase allergens, require expensive cleanings, or costly remodeling to implement. Consider these flooring tips when selecting flooring.
Room size: Select light colored or large patterned flooring in smaller rooms to create the illusion of space. Dark, rich colors add warmth and intimacy in larger rooms.
Traffic: High traffic areas like kitchens and entryways benefit from the durability and easy cleaning of tile or laminate flooring. Maintain warmth and comfort in the bedroom and family room with carpeting.
Health: Avoid wall-to-wall carpeting if you are plagued by respiratory problems or sever allergies. Wood and tile floors are less likely to harbor dust and pollen.
Value: Because it's also considered a major piece of the decorating canvas, flooring value fluctuates with interior decorating trends. Today, hardwood floors are considered high-demand. Consult interior decorating magazines to find out what's hot now.

Investing in Real Estate
Many people often ask us if investing in rental property is a wise investment. For long term investment purposes real estate has long been a wise financial investment strategy for many people. Unfortunately the economy over the last 2 years has had a tremendous effect on folks and many of the effects are negative resulting in a record number of foreclosures and short sales. As a result of this misfortune there are a number of real estate opportunities that make purchasing a second home or an investment property doable when once before many people could not have afforded such an investment. This is a personal decision and one that folks have to give careful thought and consideration to before taking the plunge. We ourselves recently purchased a condo in Myrtle Beach that we are going to fix up and put into a resort rental program. Our hope of course is that the condo will be rented for several weeks throughout the year especially the summer and hopefully will prove to be a wise investment. Before making the decision to purchase the condo we did the research and considered several options including the pros and cons of investing in rental property at the beach verses purchasing property in the town where we live. Again, the options were very viable, but with the deal we were able to negotiate at the beach it is the route we ultimately decided to invest in. Our hope and goal is to have a successful investment and hopefully in the next several years possibly purchase another investment property. Today the rates are at an all time low and with the assistantance th of real estate professionals there are a number of tremendous deals on the market, but consumers must be well informed and in some cases ready to act quickly. We would love to help all our clients and friends achieve their real estate dreams and it would be our pleasure to help you so give us a call today and let us be your partner in helping all your real estate goals be met.
